Applying to Become a Real Estate Salesperson:

To be eligible to apply for a real estate Salesperson License, an individual must be a citizen of the United States or a lawfully admitted alien, eighteen (18) years of age or older and a legal resident of Texas. They must also finish the commission satisfactory evidence of successfully completing the following Courses:

·  Principles of Real Estate core real estate course  (60 classroom hours)

·  Law of Agency fore real estate course (30 classroom hours)

·  Law of Contracts core real estate course(30 classroom hours)

·  An additional core real estate course*(30 classroom hours)

·  An additional four semester hours*(60 classroom hours in core courses or in related courses acceptable to the Commission)

 *Qualifying classes: Real Estate Appraisal, Property Management, Real Estate Math

Evidence of successful completions shall be presented via credit transcript or certificate prior to filing a Salesperson License Application form.  DO NOT submit original transcripts and/or course completion certificates.  Keep the original for your personal files and send photocopies to the Commission. To be eligible to apply for a real estate Salesperson License you must first obtain a letter from the Commission attesting to satisfaction of all education requirements.

The evaluation of education documents must be performed before the application can be filed.

REQUIRED COURSES:

 Principles of Real Estate I (REQUIRED)
An overview of licensing as a real estate broker and salesperson, ethics of practice, titles to and conveying of real estate, legal descriptions, law of agency, deeds, encumbrances and liens, distinctions between personal and real property, contracts, appraisal, finance and regulations, closing procedures, and real estate mathematics. Also includes federal, state, and local laws relating to housing discrimination, housing credit discrimination, and community reinvestment. Class provides 30hours credit toward sales or broker licensure.

 Real Estate Law of Agency (REQUIRED)
This core course is required for all new license applications (both Sales and Broker). It provides a study of legal concepts of real estate, land description, real estate property rights, estates in land, contracts, conveyances, encumbrances, foreclosures, recording procedures, and evidence of title.
